Managing-agent fees depend on the size of the condominium, the number of lots and the services included in the contract. At CENTURY 21 Paris, we draw up a personalised quote after studying your building, in accordance with the regulatory standard contract. Special services (works, litigation, transfers) are subject to distinct, clearly detailed pricing.
Changing managing agent is voted at the general meeting, by the majority of article 25 of the law of 10 July 1965. We support the co-owners at every step: presentation of our contract, putting it on the agenda by the condominium council or a co-owner, then administrative and accounting transition with the former managing agent.
The managing agent handles the administrative, accounting, technical and legal management of the condominium. They carry out the decisions voted at the general meeting, maintain the common areas, manage the provider contracts, keep the accounts and represent the co-owners' association. Our dedicated team is your single point of contact for all these missions.
The general meeting brings together all the co-owners at least once a year. We prepare the agenda with the condominium council, send the notices within the regulatory deadlines, run the meeting and draw up the minutes. Each resolution is voted according to the applicable majority rules.
The condominium council assists and oversees the managing agent's management. Made up of co-owners elected at the general meeting, it gives its opinion on matters concerning the condominium, checks the accounts and takes part in important decisions. We work closely with it to streamline management.
Routine maintenance works fall under our direct management. Major works are voted at the general meeting after several quotes are presented. We coordinate the providers, monitor the sites and ensure budgets are respected, in liaison with the condominium council.
In the event of damage affecting the common areas or several lots, contact us immediately. We declare the claim to the condominium's insurance, coordinate the assessments and follow the compensation. Our team is reachable in an emergency to limit the consequences.
Each co-owner has secure online access to their personal account: calls for funds, payments, accounting documents and minutes. Financial transparency is at the heart of our commitment, with accounts kept according to current standards and presented annually at the meeting.
